peppermint drizzle brownies

I came up with this recipe because I had leftover peppermint chips and chocolate chips from the holidays. 

Homemade brownies are the best, am I right? These remind me of Christmas and Starbucks peppermint mochas all in one. 

Two of my favorite things, chocolate and Starbucks.....

peppermint drizzle brownies

prep time: 15 minscook time: 20 minstotal time: 35 mins

ingredients:

• 1/2 cup butter
• 1/4 cup cocoa unsweetened cocoa powder
• 2 eggs
• 1 teaspoon vanilla
• 1/2 teaspoon salt
• 3/4 cup flour
• 1/2-3/4 cup Ghiradelli peppermint chunks
• 1/4 cup white chocolate chips
• 1/4 cup semi sweet or milk chocolate chips
• 1/2 teaspoon peppermint extract {optional}
• 1/4 cup heavy whipping cream
• 1/2 teaspoon baking powder

instructions:

1. 1. Preheat the oven to 350 degrees. Spray a rectangular pan with nonstick spray. 
   2. In a small saucepan melt the butter. Whisk in the cocoa powder and set aside.
   3. In a mixer with a paddle attachment, beat the eggs. Add sugar, vanilla, and mix.
   4. Add the hot butter and chocolate mixture and mix well. 
   5. Add half of the peppermint chunks and half of both chocolate chips.
   6. In a separate bowl, mix the flour, salt, & baking powder. 
   7. Beat into the egg mixture gently.
   8. Spread in the prepared pan and bake for 20 minutes.
   9. In a small saucepan, bring the heavy whipping cream to a low boil. Remove from heat and add the remaining chocolate pieces and stir until combined. 
   10. Drizzle on the topping. 
   11. Let set before cutting.
   12. Enjoy!

organizing your linen closet

We don't have a typical linen closet in our home, so I made my own by adding 2 cabinets in the master bath. 

They have glass doors on them so it helps me to keep everything inside neat and organized. 

I wanted to show you one of them today and show you how I keep it organized in hopes that it will help you if you are planning on organizing your linen closet.

If you are new to my blog you probably don't know that I keep my keurig coffee maker in the bathroom. I know it's not typical, but it works for me, as it is behind doors and it's very convenient in the mornings.

I like to keep mugs in there as well so I don't need to run out to the kitchen to get them in the morning. Can you tell I am a "coffee first" person? Keeping them in a pretty tray makes them look like they have more of a purpose, and keeps it from looking messy.

I also keep extra water in there to refill the keurig. I just recycle the bottles from beverages.

I like to stick with one color towel, and white always, as they bleach nicely. 

The baskets on the top shelf hold misc. items that aren't in pretty packaging and don't need to stand out.

I do have a lot of pillow shams, and I like to keep them in a tray as well and stacked nicely by color groupings. It makes it easier when I am switching out pillows for the seasons. 

The twin for this cabinet sits on the other side of the vanity and holds extra sheets, jewelry, makeup, lotions, etc.

ideas for displaying quotes

With the new year, sometimes you need a gentle little reminder of your goals, your resolution, or just a little pick me up.

Here are some fun and pretty ways you can display your favorites quotes or sayings. 

I love this grey letter board. Change out the sayings weekly or monthly depending on the season or events.

I also like the idea of a really large one hanging on a wall like this one here.

I've always had a soft spot for neon signs. This LED one is a fun reminder on life.

Type up your favorite quote and frame it in a simple frame.

Have your favorite saying made onto a sign.

You can always buy a book of quotes, rip our your favorites and frame them.

Our daughter has quotes she has ripped out of magazines and books and she tacks them up on the wall of her closet. I think it's nice getting a friendly little reminder, a little inspiration, or a funny saying where you'd least expect it.

Friday favorites

How many of you are on day 3 of your New Years resolution?

How many of your New Years resolutions include eating healthy, dieting, or exercise?

Well, if you are like me, making healthier choices is definitely my number one priority.

Today's Friday favorites is all about eating healthy, feeling better, and getting back in shape!

I recently found these Boulder Canyon chips that are healthier than your regular chips. I really like being able to feel like I am not on a diet, just eating the same old foods, but ones that are actually better for you!

I really like this crossfit workout that you can do from home.

Here is a protein packed hot chocolate that I discovered when I was doing the whole 30. It's really delicious!

These running shoes are in my shopping cart! Love, love, love them.

No excuses that you don't have time to shower in the morning before hitting the gym. I use this dry shampoo before I go so I don't look totally homeless.

If you have sore muscles from working out, or just want a detox bath, I highly recommend this product, I've been using it for years. 

And after your soak, keep that dry itchy skin soft with my favorite unscented lotion.

our fixer upper bathroom is finished

Our new bathroom is finally finished! 

What started as the 6 week One Room Challenge, ended up being more like the 12 week challenge.

That is where we had to stop and take a break. Our new business was keeping us busy on other peoples projects and we had to put our own on the back burner. 

We crashed and burned to get this done, working sun up till sun down, but it paid off as we all love our new guest bathroom and fight over who gets to use it! 

I'd say my favorite part is the heated floors and the built in blue tooth speakers. I also really love having a rain shower head. It really feels like a spa in there.

This is such a small space that it was hard to photograph, so most of the pictures will be close up shots. 

We were going to do a cement tile floor, but as the bathroom progressed, I felt like it would be too busy with everything going on. So we opted for a black hexagon floor and I absolutely love it. 

This is the in floor radiant heat we used. 

I decided last minute to shiplap the back wall. I painted it out with bright white straight off the shelf, as well as the other walls.

We added pot lighting to the ceiling, where there were no recessed lights. 

On a separate switch we added a single sconce above the mirror. 
This sconce is stunning! It's so much better in person, trust me!

The way the light filters through the tiny holes at night, just dreamy. I literally leave it on 24/7 so I can get that glow. This sconce is handmade in Morocco by Master Artisan Larbi. It is a unique piece that I haven't seen anywhere else and it's the perfect touch for this small bathroom. {ours is the large, color: gunmetal}

I had wanted this mirror for a long time and finally got it. It's super heavy and has the industrial modern look I was going for. 
Ours is the oil rubbed bronze finish in the small size. 

The vanity was super inexpensive! All I did was swap out the nickel pulls for black ones and that was it! 

The sink faucet is matte black and a bit modern with really clean lines.

For a bit of color I used blue penny tile on the shower floor as well as the niche in the shower. I LOVE penny tile, and the blue keeps the bathroom looking fresh. 

Now, can we have a moment for this shower door?! The whole bathroom was designed around this custom made shower door from Coastal Shower Doors. It is part of their Gridsscape series and it is fabulous. The day it showed up outside the garage it was like Christmas morning. So so good. I highly recommend them!

We also added a hand held shower head inside the shower, mainly for dog washing. But, it is a nice option if you don't want the rain shower.

I love white subway tile, but wanted something with a bit more texture. So I picked this wavy 4x16 tile for the shower walls. It's very suitable for a bathroom as it reminds me of waves. 

In keeping with the matte black finishes with a modern feel, I got this tp holder and this towel bar.

And one more before and after, because that fiberglass bathtub from the 1950's was just so bad! As well as that floor!

high style low price

Shopping around on the web is easier than you think.

I love looking for high style items with a low price. 
I mean, who wouldn't love to save big bucks on the exact same item {or something really close} just buy buying it from one brand vs. another? 

I've rounded up a few of my favorites and I hope you like them and I hope it encourages you to shop around!

This marble lazy susan is $75 cheaper here than here! That's crazy cheap.

How about saving nearly $2,500 on a sofa? This one looks just like the Restoration Hardware Belgian sofa for a fraction of the price.

I actually prefer this hanging chair over the coveted one from Serena And Lily, and it's half the price!

Save $200 a piece on the exact same stool, EXACT! Just be shopping here instead of here.

These bar carts aren't exactly the same, but I'd be happy with saving $966 on this one rather than spending over $1000 on this one.

dessert board ideas

Over the holidays I made a dessert board to bring to a party and it was a huge hit. I posted about it here on Instagram.

It really was the easiest thing to put together. 
I basically stuck with holiday treats and added a bowl of Nutella {because, YES} and a pomegranate for a little decoration. 

I chose a large round wood board for this because I needed to feed a lot of people! 
Trader Joes always has fun holiday treats, such as these cute little stars, macrons, and peppermint bark.

You don't need to spend all day slaving in the kitchen baking either, all of this was store bought!

Because this was such a huge hit, I decided to make one for our sons 16th birthday party. 

Mini cupcakes, cookies, and other store bought treats look very festive when grouped together wouldn't you say?

I am already dreaming up a Valentine's Day dessert board. Chocolate hearts, Hershey kisses, pink m & m's, etc.
